<p><em>Existing-home sales declined slightly in February, with modest gains in the Northeast and Midwest offset by softer sales in the South and West, according to the National Association of Realtors®.</em></p>
<p><em>Existing-home sales 1, which are finalized transactions that include single-family, townhomes, condominiums and co-ops, slipped 0.6 percent nationally to a seasonally adjusted annual rate of 5.02 million units in February from 5.05 million in January, but are 7.0 percent higher than the 4.69 million-unit pace in February 2009.</em></p>

<p><strong>We are all feeling the affects of the local and national economy.  How can you not, with all of the media attention focused around it, and when all of us know someone who has been laid off this year, or lost a home, or who is struggling to pay their bills.</strong></p>
<p><strong>Well, the good news is, and continues to be that the <a href="http://www.utahrealhomes.com">Logan Utah Real Estate</a> market will fair better than all of the other areas in Utah, at least according to a recent report on HousingPredictor.com. <p><em>In Logan the housing downturn has been aided by government incentives in the lower price ranges, but an over-abundance of properties in the higher ranges is still bogging down the market. Since prices didn&#8217;t escalate at double-digit rates of inflation annually during the boom, Logan will sustain the downturn much better than other areas of the state. Home sales are projected to improve across all price ranges in 2010 in the Logan area, and are forecast to see less deflation than in the past at 3.8% for the year.</em></p>
<p><em>The hard hit economy has forced lawmakers to cut millions of dollars from the state budget, jeopardizing programs and municipal services. Until the financial crisis, Utah had one of the strongest economies in the nation.</em></p>
<p><em>In Provo the market has seen rising home and condo sales with government stimulus efforts. However, the financial crisis has taken a toll on Provo&#8217;s resort economy, which has some of the best white powder snow skiing in the country. Provo has gained a reputation for being a leading worldwide resort community, and the second home market has sustained a battering with rising foreclosures.</em></p>
<p><em>Weary bargain hunters are expected to make efforts to pick off deals as bankers slash prices on foreclosures to sell off the inventory. The sales will have a detrimental impact on the market, which is forecast to sustain 8.2% in deflation for the year.</em></p>

			<content:encoded><![CDATA[<p><a style="font-family:arial;" href="http://www.housingpredictor.com/topmarkets.html" target="_blank">Here we are again, looking at another list in which Logan Utah is among the top in the nation.</a><span style="font-family:arial;">  This time, we are in the top ten predicted for best housing markets in 2009.  Is this a surprise?  Not really. </span><a style="font-family:arial;" href="http://www.utahrealhomes.com" target="_blank"> Logan Utah Real Estate </a><span style="font-family:arial;">seems to be pretty stable and if the prediction is right, and there will be a 2% increase this year, now is the time to buy.  Interest rates are still below 5% and there is plenty of money to lend.  If you are one of the few who still has a good job and decent credit, now&#8217;s the time.</span></p>

<p>Published: Wednesday, December 3, 2008 2:00 AM CST It&#8217;s no small feat shipping several tons of donated clothing to an island nation halfway around the world, and it doesn&#8217;t come cheap.</p>
<p>Just ask Roxanne Pauni.</p>
<p>When the ABC show &#8220;Extreme Makeover: Home Edition&#8221; treated her sister-in-law and her family to a new house two years ago, Roxanne and her family members traveled to Tonga to deliver donations for the poor people there.</p>
<p>She was struck by the beauty of the country, and moved by the people&#8217;s need. Most are poor, few jobs are available, prices are high and large families share small and run-down houses.<br />&#8220;They don&#8217;t have anything over there,&#8221; she said. &#8220;I went over there and it was devastating to see.&#8221;</p>
<p>Now Roxanne and her family are taking goods to the island nation again. When &#8220;Extreme Makeover&#8221; was in town, three Cache County high schools had a competition to see which could gather the most clothing, hygiene supplies and other goods to benefit people in the Pauni&#8217;s home nation of Tonga.</p>
<p>The students came through big, and the Pauni family added to the pile with donations and purchases from yard and estate sales. Now the donations are finally being shipped &#8211; filling 11 wooden crates. The lightest of the crates weighed in at 1,500 pounds.</p>
<p>Roxanne and her mother spent hundreds of hours organizing and packing the goods. At one point, a storm blew the tarp off one of the crates and rain soaked the clothes inside. Roxanne and her mother washed the clothes in more than 30 loads of laundry.</p>
<p>Now, the crates have finally shipped out. They left Logan Nov. 21 on their way to California, where they&#8217;ll stay until next week. They will then be put on a boat and will arrive in Tonga a month later. Roxanne and her family members will be there to take and distribute the clothes where needed, she said.</p>
<p>The cost of the shipment was higher than expected, however. Getting the crates to the island will cost about $7,000, and it will take about another $2,000 to get the goods through customs and distributed to the Tongan people, she said.</p>
<p>To help cover those costs, the family is holding a luau from 3:30 to 6:30 p.m. Saturday at the conference room of the Comfort Inn, at 447 N. Main St., Logan. Tickets are available at the door, or at Lee&#8217;s Marketplace, Albertsons and several other businesses.</p>

Just another reason that Logan Utah and the Cache Valley area is a great place to live. This is the only place I have lived where I can let me kids run and play outside and not worry that they are going to be kidnapped or harmed by others. Sure the possiblity is still there, but compared to other places, the odds are on my side. </span></p>
